Northeast Regional Director/Senior Vice President
REPORTS TO: Chief Investment Officer (CIO)/Chief Real Estate Officer (CREO)
This position will be a direct report to the CIO on such matters relating to investment strategy, Investment Committee proposals, deal sourcing, structuring, closing and joint venture oversight and reports to the CREO on real estate operational issues pertaining to corporate budgets, performance management, and operational aspects of business plans.
POSITION DESCRIPTION
Responsible for the identification of real estate investment and development opportunities throughout the Northeast region. Source and identify direct investment opportunities and joint venture/equity partners; integrate with corporate investment processes for sourcing analyzing, structuring and closing development investments; direct and coordinate underwriting and due diligence of transactions including financial modeling; generate offers for direct and joint venture investments; negotiate and execute Letters of Understanding with sources of deal flow; prepare/direct/negotiate Purchase Agreements, partnership agreements and legal documentation needed to close the transaction; supervise and direct staff in performing advanced analytics to evaluate and potential acquisitions and close on investments.
Responsible for oversight of all regional activities including acquisition, financing structure, internal underwriting, funding applications, development processing, construction administration and lease-up oversight, land and loan closings, final cost certification, permanent loan closings and ongoing compliance.
Responsible for developing and implementing a growth strategy for the Northeast region, increasing visibility and a strong positive regional presence for New Boston Fund.
RESPONSIBILITIES
- Leading our Northeast initiatives or expansion, hunting activities in a way which increases our visibility and effectiveness leading to increased and improved deal generation. Increasing participation in local industry events helping to promote and make regional investment strategy and cultivating relationships within the market to maximize NBF presence in the market.
- Participate in creating a business plan for the Northeast region.
- Sourcing, negotiating and closing Northeast development opportunities. Deals will include both joint venture and direct development.
- Overseeing the implementation of joint venture and direct development projects in both the predevelopment and development phases of the project.
- Oversee the analysis of acquisition and development opportunities.
- Monthly reporting on status of projects.
- Participate in various development and acquisition meetings.
- Establish and maintain a network of industry contacts as a source for new business prospects.
- Review relevant industry publications to identify and prospect for opportunities embedded in other property transactions.
- Identify qualified operating companies and cultivate relationships to nurture future property opportunities.
- Maintain database and reporting practices to identify and monitor all potential business opportunities.
- Actively pursue identified business and transactional opportunities.
- Integrate market census, competitive data and related demographic information to identify optimal areas and site selections for new projects.
- Establish and maintain cooperative working relationships with brokers, landowners, appraisers and other industry professionals to identify and cultivate potential project sites.
QUALIFICATIONS
- Bachelors Degree required, MBA preferred
- 10 years minimum real estate investment experience with direct experience in Northeast region
- Strong written and verbal communication skills
- Skills in complex structuring including joint ventures, development and debt instruments
- Development of a network, strong market relationships and ability to manage a transaction pipeline
- Strong experience with sourcing
